As part of a national urban renewal project in East Talpiyot, on the edge of the Dead Sea slopes, 47 existing apartments in three low-rise buildings will be replaced by approximately 200 new apartments in two 22-story residential towers.

The design takes advantage of the sloped and narrow site located between two parallel streets: the lower street faces the neighborhood’s main park, while the upper street borders the hilltop area containing public buildings. The new plan introduces two tall buildings framed by small landscaped parks on both sides, connecting the two streets through green pedestrian routes.

Each tower consists of 18 residential floors, configured as two apartment slabs with wide balconies overlooking open views. Beneath them, four floors of terraced apartments stretch along the lower street, creating a gentle transition between the park and the towers. Both streets provide access via entrance lobbies integrated into the sloped terrain.

The architectural design adheres to Jerusalem’s strict guidelines for stone and glass façades. Rather than employing rigid patterns of openings and balconies, the buildings feature a dynamic double-skin façade of stone and glass. This system allows for flexible “free-plan” apartment layouts, adaptable balcony placement, and floor-to-ceiling openings, expressing a contemporary residential character within the city’s traditional fabric.
